We have townhouses in two locations, as follows:
Alphington (Chandler Hwy) - 2 level, 3 bedroom (B1 2 x king-size beds, shower/toilet ensuite. B2 queen, B3 2 x singles, fold-out futon). B2 and B3 share the main upstairs bathroom/shower/toilet. The downstairs living room, kitchen and dining areas are spacious, modern, well equipped and appointed. Additional toilet downstairs. A private barbecue courtyard is located at the back of the house There is on-site parking for one car, and un-restricted parking close to the development.(please note that we do not permit smoking inside the house).
Clifton Hill (Field St) - 3 level, 4 bedroom (B1 king en-suite, B2 queen, B3 queen, B4 double futon plus fold-out settee downstairs). It is modern, furnished and fully equipped to make your stay with us comfortable and homely. Additional toilet downstairs. A private barbecue courtyard is located at the back of the house.

What is provided?
Everything is supplied to make you feel at home, but we do not normally provide fresh food items. Quality linen and towels are provided and the houses are clean on arrival. but not serviced during your stay, however we can provide service and weekly linen change on request at A$70 per week.
We are flexible and will do whatever we can to accommodate your requirements. For example – if you do not wish to arrange your own fresh food after your arrival, we will arrange to provide a selection based on your preferences at the going market price plus a small delivery charge. Please let us know what your requirements are by contacting us directly.

Yarra Palms Townhouses's Cancellation Policy

• You may cancel your booking at anytime before 5pm, 21 days prior to arrival.
• If you cancel your booking after the specified period, or if you fail to show up, Yarra Palms Townhouses will charge you one night's accommodation for each rooms that you have booked and your deposit will not be refunded.

Not1Night’s Policy of Cancellations and Changes

• Not1Night will charge an administration fee of $10.00 AUD for online cancellations and $15.00 AUD for cancellations or changes made by phone or email.

ALPHINGTON (Chandler Hwy) - Head down the Tullamarine freeway towards the City, take the Bell St exit (about 8km).

Proceed along Bell St. as far as Albert Rd, then turn right (about 5km) this road becomes Station St.

Continue down Station St. for about 3km, through Fairfield (the nearest shops to Yarra Palms) until you come to Heidelberg Rd, then turn left. Continue along Heidelberg Rd, then turn right into Coate Avenue, which is the turning before Chandler Hwy (about 0.5 km).
Follow Coate Ave around, then turn left back into Chandler Hwy....the Yarra Palms development is on your left immediately after you turn into Chandler Hwy.

CLIFTON HILL (Field St) - Head towards the City, and take the Bell St exit (about 8km).
Proceed along Bell St (about 4km ) to High St (just after St. Georges Rd), then turn right.
Continue down High St (about 4km), then turn left into Hoddle St (Punt rd).
Turn left into Roseneath St (about 1km).
Proceed to the end of Roseneath and follow it round to the left into Field St

Please note that we do not operate a 24 x 7 reception or office. We provide access details approximatly 2 weeks prior to arrival.

There is on-site parking for one car, and un-restricted parking close to the development.

Yarra Palms are located less than four miles (7km) from Melbourne Central Business District (CBD) in a scenic tourist area just minutes from the Yarra river and its numerous walking and cycle tracks. The Fairfield boathouse is a 15-minute walk alongside the Yarra, and is a popular recreation area. A 10-minute walk to Fairfield or Clifton Hill railway stations for trains directly into Melbourne Central. We are also located near main bus routes into and around Melbourne.
